So, what is going on? My take is that with the selling season being condensed this year after the elections, the demand spiked with renewed confidence after the first of the year and a rush of buying took place. We have seen many situations of multiple offers with sales prices exceeding list prices which is evidenced by the spike. However, the trend indicates an average sales price in the $150 per square foot range which is in line with the market at the moment.
